Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) have certainly become buzzwords in the Indian investment space. While the Indian real estate sector is booming, opportunities are also arising in the REIT and InvIT markets. However, among Indian investors, there is confusion about the availability of REIT InvIT Index, REIT ETF, REIT mutual fund in India. Firstly, let's understand what these terms mean. REIT is a company that owns, operates, or finances income-generating real estate properties similar to a mutual fund. InvIT, on the other hand, is a trust that primarily invests in infrastructure assets that generate income in the form of tolls, rentals or usage fees. Both provide a platform for investors to invest in real estate and infrastructure without owning these assets directly. Coming to the question of whether India has an REIT InvIT Index, REIT ETF, REIT mutual fund available for investment, the answer is yes. Starting with REITs, Embassy Office Parks REIT became the first listed REIT in India, which was launched in March 2019. Investors can invest in this by buying stocks on the stock exchange. Next, we have InvITs. IRB InvIT Fund and India Grid Trust became the first InvITs to be listed on the Indian stock exchange. Both operate similarly to REITs and provide regular income to investors. As for REIT ETFs and mutual funds, there are currently no dedicated options available. However, mutual fund companies like Kotak Mahindra, Axis and Edelweiss offer real estate-focused schemes like the Kotak Realty Fund, Axis Long Term Equity Fund, and Edelweiss Maiden Opportunities Fund, respectively. Recently, however, Brookfield Asset Management and Nexus Ventures signed a deal to launch India’s first REIT-dedicated privately-managed investment vehicle. This vehicle will be available to high net worth individuals (HNIs) and family offices who are looking for an alternative investment opportunity. To summarise, while there are currently no dedicated REIT InvIT Index, REIT ETF, or REIT mutual fund available in India, investors can invest in REIT and InvITs listed on the stock exchange. Additionally, mutual funds focused on real estate and infrastructure provide relevant exposure.
