This strategy is particularly useful for investors looking to upgrade or diversify their real estate portfolio while deferring substantial tax liabilities. 2. Opportunity Zones: Opportunity Zones were established under the Tax Cuts and Jobs Act to encourage investment in designated economically distressed areas.
